In December 2024, the median home price in Indianapolis reached $249,280, a 5.5% increase from the previous year, according to the Common Sense Institute. This upward trend in Indiana housing market trends is creating an affordability crisis, particularly for first-time buyers and those with moderate incomes.
Factors Contributing to the Affordability Crisis
Several interconnected factors are contributing to the decreasing housing affordability in Indianapolis:
- Limited Housing Inventory: The number of homes available for sale remains low, creating increased competition and driving up prices. This low inventory creates scarcity that drives home prices in Indiana higher. The number of building permits being pulled is far too small. “Average monthly permitting in the Indianapolis metro area has dropped 23% from 1,143 in 2022 to 1,043 in 2023,” reported the Common Sense Institute in their March 2024 report, “Assuming this is the monthly rate in 2024, this is not enough to reduce the housing supply deficit and meet new housing demand by 2028.” The Common Sense Institute then released a new report in December 2024, in which they reported, “Average monthly permitting in the Indianapolis metro area has dropped 2% from 1,140 in 2023 to 823 in 2024 from January through July.”
- Increased Construction Costs: Rising material and labor costs are impacting the affordability of new construction homes, further limiting options for buyers and contributing to the overall Indiana housing market trends. The National Association of Home Builders recently reported on how the proposed tariffs on Canadian and Mexican goods could further increase home building prices: “Of $8.5 billion worth of sawmill and wood products imported in 2023, nearly 70% of these imports came from Canada. Many of these imports are already subject to a 14.5% antidumping and countervailing duties (AD/CVD) tariff. Total imports of sawmill and wood products from Canada totaled $5.8 billion. The U.S. imported $456 million worth of lime and gypsum products in 2023, with 71% of these products originating from Mexico. Imports of lime and gypsum products from Mexico totaled $352 million in 2023.”
- Rising Interest Rates: While interest rates are expected to stabilize in the coming years, they are still significantly higher than the record lows seen during the pandemic. This adds to the overall cost of homeownership, making it more difficult for buyers to qualify for mortgages and further impacting home prices in Indiana. It has also caused many homeowners to forego moving for fear of giving up the interest rates they locked in during the pandemic, which means less inventory coming to the market.
